The Dubai Land Department reports that Dubai’s real estate market reached a record-breaking quarter in Q3 2025. There were 59,228 property transactions valued at AED 170.7 billion (approximately US $46.5 billion), representing year-on-year growth of 17.2% in volume and 19.9% in value.

Nine-Month Performance

From January to September 2025, Dubai saw 158,200 property transactions with a combined value of AED 498.8 billion (around US $136 billion). That marks an increase of 20.5% in transaction volume and 32.3% in value compared to the same period last year.

Segment-Specific Trends

  • Apartments led the market in Q3 2025 with 49,370 units sold, worth AED 94.3 billion (≈ US $25.7 billion), up 25.9% year-on-year.
  • Commercial property transactions reached 1,565 deals, valued at AED 4.2 billion (≈ US $1.1 billion), with volume growth of 41.9%.
  • Plot sales numbered 1,214, totalling AED 36.1 billion (≈ US $9.8 billion), up 25.7% in volume.

September Highlights

September 2025 alone recorded 20,127 sales transactions worth AED 54.3 billion (≈ US $14.8 billion). This translates to year-on-year rises of 11.3% in volume and 21.2% in value, indicating continued momentum into Q4.

Off-Plan Market Activity

Off-plan transactions accounted for approximately 73% of volume and 66% of value in Q3 2025, signalling strong investor confidence in Dubai’s new-build market.

 


 

Market Interpretation

The combination of strong value growth (32.3% year-to-date) and solid volume growth (20.5%) points to healthy market fundamentals rather than speculative excess. Industry specialists note that many international buyers are engaging in careful, long-term investment strategies—as opposed to short-term flips.
